A laps with the theme of rent

THIS WEEK, disturbing news about the rental situation has reappeared, especially on the islands of Ibiza and Formentera . And in an induced way, the difficulties that companies face in hiring workers. This is a fact, the high price of rent, which in many cases reaches prohibitive levels for a normal pocket and that has its origin in a lack of supply.

Notwithstanding that some of the news may have a sensationalist bias, the truth is that the problem exists. But at the same time it is interesting to note how in general the chronicles tend to coincide, in my opinion under a correct prism, in considering that what is occurring is a rent bubble. And like any bubble, you can add that it is something that has no consistency. And precisely because it is a bubble, at some point it will end up exploding.

We live in a market economy and it would be desirable that the problem of rent could be solved from the market itself, "reinforcing it with a public intervention aimed at helping the market", so that this is installed in the right direction. Under this conception, a period of transition should begin already, the outcome of which will not be immediate, or perhaps even rapid, but which will end up having real effects. Some data seems to point to it.

Basically we can point to three:

the moderation of the rates of economic growth in all the islands, one of whose effects should be to begin to reduce the pressure of demand; the new tourist rental regulation , which should free up the offer to make it return to the "normal" parameters of the Urban Leasing Law; and, not least, the initiatives of the Tax Agency leading to the emergence of previously opaque rents.
Along with this, we can not lose sight of the fact that the rents should be able to pay with the average salaries of the people, otherwise we will end up with an inflation of eviction files in the courts. For this reason, we must insist on requesting greater speed from the Consells to approve the tourist rental zoning.

Meanwhile, the problem continues and this induces entrepreneurs who suffer more directly to adopt emergency measures , such as having their own stock of homes or take up initiatives that we lived many years ago and that we gave for finalized, which is that their own establishments provide housing for their workers.
